Terms & Conditions
Service & Fee
- To pay monthly service fee in advance without any deduction on or before the first day of every month. All service fees and advance service fees paid are not refundable and are subjected to prevailing Sales & Service Tax (SST).
- A two months deposit as initial payment will have to be paid before the commencement of service. Such refunds shall be made to the Client after the termination of agreement provided that the Company is entitled to deduct any outstanding amount owed to Lionsworld Business Centre Sdn Bhd for services provided.
- The Client shall pay during the terms of this agreement all charges for services rendered by the Company at the rates stipulated by the Company.
- An upfront payment will have to be paid for all services which is required on an ad-hoc basis before any services can be rendered.
Duties
- The telephone number allocated is not allowed to be used for advertising purposes unless prior to the consent of the Company. All incoming calls in such case shall be diverted to Client’s designated telephone number or voice box. The Company reserves the right to reveal client’s contact number to the caller at the discretion of the management.
- The Service during the term shall be provided by the Company between the hours from 9.00am to 6.00pm from Mondays to Fridays. We are closed on Saturdays, Sundays and on all public holidays. No service is provided on all Saturday, Sundays and Public Holidays and this service and operating schedule/hours may be subjected to changes if necessary at the discretion of the Company.
- If Client registers under the office address, the registration or change of business particulars at the Registry of Business and Companies has to be done by the Client. Mail (including Registered post) received is to be collected by the Client within 14 days from the date received, otherwise a storage fee will be imposed by the company or all mails will be redirected to the Client by unregistered post at the Client’s own risk at the discretion of the Company. Any correspondence made by the Company to the Client is deemed delivered if sent by ordinary post to the last known address by the Company to the Client.
- Only written instruction will be accepted by the company for any changes/updates for call forwarding, admin/mail handling, common facilities booking & cancellation, etc at the rates stipulated by the Company. Client has to adhere to the rules & regulations of the Company while using the services/facilities at all times.
Conduct
- The Client hereby agrees that proper office attire is required at all times within the Premises. NO slippers, singlets, shorts or other inappropriate attire are allowed within the premises.
- Smoking is strictly prohibited within the Premises.
- No pets are allowed at all times within the Premises.
- Noise level has to be kept to the minimum at all times.
- No cooking is allowed within the Premises.
- The Client shall not possess on the said Premises any materials of a dangerous explosive nature or any other unlawful materials or items that may contravene any statue or subsidiary legislation.
- That the Client shall not permit anyone to use the said Premises for unlawful purposes or trading and shall not sub-let the office space to anyone.
- The Client should prevent crowd gatherings at the Premises that could create any inconveniences to other clients. The Company reserves the right to refuse entry of crowd if deemed necessary.
- Proper conduct and behavior is required at all times within the Premises. The Company reserves the right to stop or prohibit the Client from behaving in a way that is deemed not acceptable to the Company or to terminate this service agreement without prior notice. In the event that the Company is of the opinion that the particular business is undesirable or unsuitable as aforesaid, the Company reserves the right to require the Client to immediately cease, remove or to desist from the Premises any activities, goods, products, or anything whatsoever displayed or kept in the Premises which the Company in its absolute discretion considers undesirable or unsuitable for the image of the Company and its decision shall be final and binding absolutely.
- In the event that the company is of the opinion that any of its staff/agent is rudely/violently/vulgarly shouted at/scolded or mentally/physically harassed by the Client while discharging his/her duty, the Company reserves the full right to terminate this service agreement without prior notice and its decision shall be final and binding absolutely.
- The Client shall not do or permit to be done upon the Premises anything which in the opinion of the Company may be a nuisance or annoyance to, or in any way interface with the quiet enjoyment and comfort of the other occupants of the building / Premises.The Clients are strictly not permitted to carry out any interview, tuition, small group seminars and etc at the Business Lounge of the Premises. Clients are to hold such sessions in an enclosed private area (eg. Meeting Room, Conference Room, Board Room). The business lounge usage is strictly limited to only 3 pax per company and all guests must be accompanied by the client at all times.
- That the Client shall keep the office space and Premises clean and tidy at all times.
- Clients registered under a personal account are not permitted to carry out business transactions involving money payments, the exchange of commercial goods and the conducting of interview sessions within the Premises without prior consent from the Company.
Termination & Claims
- The Client has no right to claim and the Company will not responsible for any injury, loss, consequential loss, damage or claim whatsoever arising, suffered by the Client or whatsoever related for the reason of subscribing or engaging or using the Service provided by the Company and caused by reason of any negligence or defect by the Company’s servants or agents employed or 3rd parties engaged in discharging the official duties or by any other clients in the premises and by any other unforeseen circumstances such as breakdown of technical support or technical fault on office equipments, phone equipments, telephone system/server, phone lines, gadgets etc and act of God.
- Termination of service: One month written notice is to be given for termination of the service from either the Client or the Company or alternatively, by ways of compensation. Pay one month service charge in lieu of.
- For the purpose of establishing the amount of the Company liability and notwithstanding the aforesaid it is expressly agreed between the Client and the Company that the liability of the Company in any event shall NOT EXCEED RM200.00 or its equivalent.
Administrative & Coordination Support
- The Service during the term shall be provided by the management between the hours from 9.00am to 6.00pm on Monday to Friday only. No Service is provided on all Saturdays, Sundays and Public Holidays and operating hours may be subjected to changes if necessary at the discretion of the Company.
- Any job received after 4.30pm will be considered as the following day’s work.
- Reasonable time frames must be given for the completion of any work. Any urgent matters without prior arrangement requested to be completed within 1 day will be charged on case to case basis. The Company has the right to turn down or reject such job at its own discretion.
- All tasks/jobs that are carried out are deemed as instructions have been delivered to the Company by the Client. The Company will not be responsible for any retraction of instructions by the Client after the tasks/jobs have been carried out.
- No signature of the Company or its staff/appointed agent assigned to carry out the job is allowed on all documents. The Company will not be held liable or responsible for the usage of any digital signature provided and authorized by the Client.
- All replies through e-mail, fax, mail and etc will be carried out when the time permits at the discretion of the Company.
- All unused material given on complimentary basis is non-accumulative, non-claimable and non-exchangeable for cash.
- No sales or outdoor services or cold-calling will be provided as part of the Service from time to time.
- The Company will not be held liable for any transaction, dispute, breaching of contract and other business matters between the Client or undersigned and his or her counterparts or clients or affiliates and etc.
- The Company or the staff assistant or Appointed Agent to carry out the services will not be held liable and responsible for any unmet or delayed schedule cause by any delays in action or decision or execution of all related parties in the whole event.
- The Client agrees to provide his or her company stamp for all official matters handled by the Company. The Company will not be held liable for any consequences due to the usage of company stamp.
- The Company will not be responsible for any typo error, grammatical error, misinterpretation of the original content for translation service, damage or claim whatsoever arising suffered by the Client or whosoever related while engaging the services and caused by reason or negligence of defect by the Company servants or Appointed Agent. It is the duty of the client to check on the final production of work.
- The Company is not responsible for the end use of any document produced or edited as instructed by the Client. The Client is solely responsible for its appropriate use, including abiding by any copyright laws, plagiarism laws and publishing requirements.
- Client should not pass off plagiarised material as their own original work. The Company will assume not responsibility for any plagiarised material supplied by Client and reserves the right to return the work should the Company become aware of such inappropriate use and has the right to reject work for any client which the Company finds illegal, immoral or objectionable.
- The Company reserves the right to reveal client’s contact number and the registered office address to the caller at the discretion of the Company.
- The Client’s information is considered confidential. The Company will not use the confidential information other than for the purposes of its business with the Client. The Company will not disclose, publish or otherwise reveal any of the confidential information received from the Client to any other party whatsoever except with the specific written authorization of the Client.
- The Client shall pay during the term of agreement any charges for services rendered by the Company or its Appointed Agent engaged to carry out the job at rates stipulated by the Company.
- Only written instruction will be accepted by the company for any changes/updates for call forwarding, admin/mail handling, common facilities booking & cancellation, etc at the rates stipulated by the Company. Client has to adhere to the rules & regulations of the Company while using the services/facilities at all times.
- Client who subscribe the administration support also agrees to adhere to the following terms and conditions of each Service Division:
- Business Support Service:
- Despatch Services
- The Client is to hand in any documents for dispatch service one (1) day earlier, from Mondays to Fridays, during the official working hours only. Any documents handed in on the same day itself will be considered for the next scheduled despatch service.
- Despatch services for the payment of bills are as per the standard schedule advised by the Company from time to time. The Client is responsible to follow the schedule every month to ensure prompt payment of his bills. The Company has no responsibility to remind the Client of the schedule at any given time during the period of service.
- Cash/cash cheque is strictly not allowed for any payment of bills. Only cheques are accepted for any despatch service.
- The Company is not responsible to check the contents of the cheque (eg. Beneficiary name, amount) and thus, is not liable for any bounced/returned/faulty cheque after it has been submitted to the intended party for bank-in or payment purposes.
- The despatch service for payment is not applicable for any bill that is submitted without the cheque payment itself. The Company is not liable to make payment on behalf of the Client.
- Additional charges will incur for any urgent despatch services requested that is out of the standard schedule.
- Mails requested to be sent out must include postage/pre-fixed stamp(s).
- Appointment Reminder
- The Client will be reminded of his pre-schedule appointments for the day via a telephone call once a day. The Company will reach the Client based on best effort.
- The Client is to update the Company at least 1 working day to a maximum of 6 months in advance for any appointments required as a reminder. Any updates for appointments given on the same day itself will be deemed as a late update and the Client will be reminded of it based on best effort only. The late update(s) will be considered as extra services rendered and are subjected to rates stipulated by the Company.
- Concierge Services
- The Client is entitled to enjoy the corporate rates provided by the list of hotels affiliated with the Company. However, reservation services are based on best effort and the Company is not liable for any unmet request or requirements.
- All bills for any reservations made are to be settled by the Client. The Company will not be guarantor for any non-payment.
- Arrangements for transportation (eg. Taxi) and restaurant reservation are subject to availability and recommendations only and may not guarantee or fulfill the personal preference of the Client.
- Despatch Services
- Courtesy Outcall Service
- Calls are limited to local and STD numbers except Sabah, Sarawak and Singapore.
- Additional contacts or calls are subjected to ala-carte rates stipulated by the Company and the list of rates is available upon request.
- Sales/Cold Calls are strictly not allowed. Nature of calls is subjected to the approval of the Company.
- The Company will not handle any Q&A posted during the outcall. The Client will be responsible to answer all queries posted by his contacts.
- All information conveyed by the Client to his contacts is deemed true and the Company will not be held liable for the accuracy/reliability/credibility of the information.
- Outcalls made are based on best effort and the Company will not be responsible for any unreachable calls.
- Info Helpline Service
- All information provided will be based on current findings provided by appointed agents or sources on the World Wide Web. The Company will not be liable for the accuracy / reliability / credibility of the information obtained.
- Selection of information to be provided is at the discretion of the Company.
- Assistance/support provided during emergency/non-emergency situations is based on best effort.
- Business Support Service:
Mail Handling Services Terms & Conditions
- All faxes & registered mail, courier, hand-delivered and normal mail at the reception left uncollected after 14 days will be charged at the following fees:

- The management reserves the right to auto-redirect mail after 30 days via normal post at the client’s own risk and cost to the last known address registered with Lionsworld Business Centre Sdn Bhd.
- All normal mail (subject to size and weight) redirected will be charged at RM4.00/mail for admin/handling cost and this amount will be billed together in the service invoice.
- Lionsworld Business Centre Sdn Bhd will not be responsible for any loss of faxes/mail if the client’s name/names and the company name is not written/posted on the fax/mail.
- Staff of Lionsworld Business Centre Sdn Bhd has no obligation to open and read any of the faxes/mail belonging to the undersigned person or his/her partners verbally over the phone at any moment.
- Staff of Lionsworld Business Centre Sdn Bhd has no obligation to dispose off any faxes/mail that is deemed unimportant or unnecessary to him/her.
- All hand-delivered parcels (other than courier/express services) will undergo inspection before being accepted. Lionsworld Business Centre Sdn Bhd will not be held responsible for the condition of its content and envelopes/boxes/containers/packaging etc use to contain the parcel upon acceptance of all hand-delivered parcels including courier and express services.
- Any extraordinary fax/mail handling services not mentioned above will only be provided with a letter of authorization from the client and this authorization must be agreed by the management of Lionsworld Business Centre Sdn Bhd.
- For optional services:
- Services rendered for Fax-To-Email (FTE) and Letter-To-Email (LTE) will be charged according to LBC stipulated rates.
- Subscribers of FTE will automatically receive their faxes via email and they will not receive any fax notification via the voicemail should there be no technical error.
- Lionsworld Business Centre Sdn Bhd will not be able to disclose the contents of faxes received for FTE over the telephone when subscribers call in.
- Faxes received for this service will not be available in hard-copy format and will be deleted immediately once it has been emailed to the subscriber.
- FTE is only available during office hours.
- Faxes received after office hours will be emailed to subscribers on the next working day.
- Letters that have been sent via email to clients (upon request) will not be discarded and are subjected to storage charges should they remain uncollected after 14 days.
- Lionsworld Business Centre Sdn Bhd will not be liable for any discrepancies for the services provided above should there be any.
Terms & Conditions of Message Informing Services
- All charges will be billed together in the service invoice on a monthly basis.
- Lionsworld Business Centre Sdn Bhd will not be responsible for any misinterpretation (e.g. wrong contact number/company name given) of the message left by the caller for the client.
- Staff of Lionsworld Business Centre Sdn Bhd has no obligation to SMS or email the client immediately should the caller deem the message as urgent. Services will only be carried out at the agreed schedule as follow:
General Email Notification During office hours only. Whatsapp / SMS Service 12.00 noon & 5.00p.m onwards Email Express 12.00 noon & 5.00p.m onwards - Whatsapp, SMS Service & Email Express will not be available after office hours and voice messages will be informed via email for clients own retrieval. After office hours, voice messages will be informed via email for clients to retrieve them personally
- Lionsworld Business Centre Sdn Bhd has no obligation to keep/archive all messages that were sent to the client via any of the above services.
- Lionsworld Business Centre Sdn Bhd will not be held responsible for any technical error/delay of Whatspp/SMS/email sent to the client that is caused by the service provider.
Letter of Indemnity: Usage of Facilities/Services Rendered
- Business Lounge / Board Room / Conference Room / Meeting Room / Gymnasium / Common Areas
- In the act of becoming a client at Lionsworld Business Centre Sdn Bhd (henceforth also referred to as “The Company”), I/We agree and acknowledge that the Company would not be liable for death, injury, loss or damage suffered by me/us through or contributed to by any cause whatsoever including but not limited to, any negligent act and/or ommision or breach of contract on the part of the Company, its Directors, employees, contractors or other member(s); that Company premises would invariably be entered and exited entirely at my own risk and that Company equipment and facilities would, furthermore, utilized on this very same basis: that the Company not be vicariously liable for any loss or damage suffered by me and/or other members(s) as a result of theft on the part of its employees, independent contractors, or other member(s). In the process of becoming a client at Lionsworld Business Centre, I/We and/or my/our estate, furthermore indemnify the Company against any claim by any person arising directly or indirectly from my death, injury, loss and damage suffered by a member, allegedly caused or contributed to by any act or omission by the Company, its directors, employees, contractors, and agents.
- Business Conduct / Breach of Service Agreement / Intellectual Property Rights
- I/We also indemnify the Company against any loss or damage suffered by me/us contributed by the following cause(s) but not limited to; negligence in the business in the business conduct(s) carried out by my/our organization or/and breach of Service Agreement or/and infringement/misrepresentation of the Company Intellectual Property Rights at the Company premises while using its services resulting in the termination of services by the Company at no obligations.
The Company shall not be liable to the Client for any loss caused by the failure of the Company to observe the terms and conditions of this Agreement and on its part to be observed and performed where such failure is occasioned by any cause beyond its reasonable control including but without limiting the generality by its failure to provide or delay in providing the Service or for any other cause whatsoever, including war, terrorism, insurrection, fire, flood, earthquake, strikes, lock‐outs, delays in transport, break‐downs, refurbishment of the location, restriction or prohibitions or other action by any government or semi‐government authorities or embargoes.
I/We hereby agree that the Company may collect, obtain, store and process the data provided by us for the purpose of receiving notices, updates, news, promotional and marketing mails or materials from the Company. I/We hereby consent to the Company storing and processing our data and disclose the said data to the relevant governmental authorities or third parties where required by law of for legal purposes. I/We further agree that our data may be transferred to any company within the Company.
I/We agree to accept the above terms and conditions as laid down by the company and I/We fully understand if I/We breach the terms and conditions as mentioned, the Company has the right to terminate the service without prior notice and my/our deposits and all advance service fee payments will be forfeited.
I/We also fully understand that if any of the particulars/documents given is not true or if I/We fail to submit the original documents (Identity card (I.C.) and company registration documents) required by the Company, the Company reserves the right to terminate the service without notice or not to activate the service required by me/us. Hence, my/our deposits will be forfeited.
